The estate enters the second half of 2026 in measured health. Across Forfar, Scotscraig and Montrose, twelve projects are in flight against the agreed capital plan, with member-facing disruption tracking below the 2025 benchmark. Two programmes — Scotscraig drainage phase 2 and the Forfar clubhouse roof renewal — are pending director sign-off and are the principal items on this board's agenda.
Commercial performance remains ahead of plan. The 2027 membership repricing modelling, the catering re-tender at Forfar and the Montrose kitchen refurbishment together represent the most significant uplift in commercial income for the three-year horizon. The directors are asked to note that 5 risks are currently graded High, of which three have mitigations awaiting board release.
The three-year capital programme draft (£8.4m) is included for first-read endorsement and remains within debt covenant headroom under the modelled inflation scenarios.
